PROJECT │MANAGEMENT (QSB4424/MGT60704)

1.0 Acknowledgment

Specially thank to my lecturer, Mr Leong Boon Tik for assigning and guiding us through the project. He has given us this opportunity to produce this report and helped us understand more on the related matter on Project Management.

2.0 Module Synopsis

This module will expose student to the principle, techniques and managerial issues, which form the process of project management. The area of study will focus in particular on project management in a construction context but will also make considerable reference to the activity in other fields of commercial and business activity to emphasize the broad applicability of the principle.

3.0 Module Teaching Objectives

The teaching objectives of the module are to:

1. To appreciate the roles and functions of project participants and the organizational forms where they occur.

2. To develop an awareness of the form and influence of leadership in the project process and the relationships to a project’s success.

3. To understand the application of management techniques in the control and direction of project resources.

4. To evaluate the dynamic changes which occur during a project’s life cycle and the nature of a project’s success.

Module Learning Outcomes (MLO)

1 Define project characteristics, objectives, organizations and success.

2 Identify the possible risk that a project manager may face during the process of development.

3 List a broad knowledge of the professional roles, duties and responsibilities of the Project Manager.

4 Explain an understanding of the strategies for the execution of the development process in response to the client’s objectives.
5.0 KNOWLEDGE I GAINED IN THIS MODULE:

5.1 Lifelong Learning

This module required us to be more independent and able to extract the information from the Pulau Jerejak island that we have visited. For me, I have learnt how to propose a new idea in improving the island through discussion with my group members. Every one of us has been assigned task by our leader in order to fulfil the idea that we are proposing. So, throughout the assignment I am in charge of work scheduling. Based on the working scheduling, I have learnt to allocate each of the activities in order to derive the completion date of the construction.

5.2 Thinking and Problem Solving Skills

Thinking and problem solving skills are gained during the discussion with my group member in order to provide most effective idea in proposing our project.

5.3 Communication skills

During the assignment session, we have communicated with our lecturer in order to provide a more viability of our propose idea towards the improvement of the Pulau Jerejak Island. Throughout the communication, we have actually learnt the things that we need to concern in order to prevent any risk that may cause our project to be non-viable.


5.4 Interpersonal skills

We are able to practice our leadership skills, especially during the initial stage of the assignment. I have learnt how to distribute the assignment workload to my team member to carry out the assignment.


In conclusion, learning by taking new task is crucial in my career as Project Management. As in the future, various unfamiliar task will be assigned and it depend on how we take it as a challenge to improve our career.

Dissertation (DIS 60103/ QSB 4924/ QSB 4914) 

1.0 Acknowledgement

Specially thank to my lecturer, Dr Kam Kenn Jhun and Sr Soon Lam Tatt for assigning and guiding me throughout the Dissertation period. They have given me this opportunity to produce this research and helped me to understand more on the related matter on the topic I chosen (Implementation of Lean Construction in the Construction Industry).

2.0 Module Synopsis

The module intends to introduce academic research and provide some in-depth understanding on Dissertation. The module covers the process and techniques of research, research methodology, data analysis, conclusion as well as recommendation. At the end of the course, we are able to identify the rating on the issues, the finding that we analyse and recommendation to proffered researcher regarding to the research topic taken.

Throughout the process we should be able to seek information from a variety of sources such as secondary or primary sources, open to new ideas and have the capacity for self-directed learning, look for alternative ideas and solutions, present information and express ideas clearly, effectively and confidently and act ethically with integrity and social responsibility.

3.0 Module Teaching Objectives

1. To analyse awareness of the current local and global issues in the construction industry.

2. To explore the approaches to research.

3. To demonstrate a systematic and orderly mind to produce a viable academic research.

4.0 Module Learning Outcomes

Upon successful completion of the module, I able to:

1. To analyse the issues/problems leading to the development of the subject area and objectives of research.

2. Data Analysis.

3. Prepare a viable proposal for an academic research.

5.0 What I have gained from this module:

5.1  Lifelong Learning

This module required me to be more independent and able to extract the information from journals or other relevant sources in order to analysis the result for the purpose of answering the objective. 


5.2 Thinking and Problem Solving Skills

While review back to my Literature Review, I was required to analyse them and think creatively and critically whether or not that this sources or points are relevant to the data analysis in order to meet the result of this research topic. 

5.3 Intrapersonal Skills

No doubt, most of us are struggling with this interesting yet challenging module. I have made some self-reflection during the hard time in dealing with the individual assignment. Hence, time management is also very important to manage our time in dealing with the entire task given and complete with the specific time given.


In conclusion, a quality dissertation cannot be a good one without expert advice from the supervisor. Besides that, time management is crucial in order to complete a quality product when handling task compilation. 

CONSTRUCTION LAW (63804)

1.0 Acknowledgement

Specially thank to my lecturer, Mr. Wong Chong Wei for assigning and guiding us through the project. He has given us this opportunity to produce this report and helped us understand more on the related matter on Construction Law.

2.0 Module Synopsis

The module provides an understanding of the principles of construction laws and its applications. By understanding the basic principle of construction law, the importance of adhering to the specific procedures and notices are emphasized. The next phase is to develop an in-depth knowledge on the application of the law and the remedies available to the parties. Subsequently, we will be able to adopt a systematic approach to analyze disputes and the respective liabilities. Lastly, this module focuses to enhance our knowledge on matters involving contractual claims and its assessment.

3.0 Module Teaching Objectives

1. To understand the general principles on the formation of a contract and remedies in the event of breach.

2. To understand the roles and liabilities of architects, quantity surveyors and other professionals in relation to professional negligence and the use of collateral contract.

3. To appreciate the laws relating to payments, contractual claims and interpretation rules of ambiguity found in documents.

4. To understand the laws relating to land and construction industry with regards to National Land Code, Street, Drainage and Building Act, Uniform Building By-Law, Strata Title Act, etc.

5. To appreciate the principles and procedures of litigation, arbitration, adjudication and other alternative dispute resolution (ADR) stated by the Malaysian Government and Standard Form of Contract.

4.0 Module Learning Outcomes

Upon successful completion of the module, students will be able to:

1. Identify, explain and distinguish the various laws related to the construction industry including land law and construction statutes by demonstrating knowledge and understanding of the principles in law, conditions of contract and the applicable statutes.

2. Analyze, interpret and apply this knowledge on the principles of law in administration of contracts and contractual claims including providing evidence of reasoned advice in relation to contractual claims and interpretation of any discrepancies of various contract documents.

3. Take appropriate methods of dispute resolution for different situations arising from construction contract

5.0 What I have gained in this Module:

5.1 Discipline Specific Knowledge

The knowledge that I have gained from classroom is able to answers for the assignment given by my lecturer. We were given a group assignment whereby we are required to be in Quantity Surveyor position to advice our Client either Employer or Contractor. By advising our Client what are the applications that shall be followed before any action can be taken toward the contractual parties. Besides, we also required to advice or encourage our client the best solution with the situation that our Client handling. 

5.2 Lifelong Learning

This module required us to be more independent and able to extract the information from the official website of CIPAA and FIDIC Form of Contract. To complete this assignment, we are required to do our own research and to identify the answer based on our assumption.

5.3 Thinking and Problem Solving Skills

The group assignment given was not on the direct type. Hence we are required to think and come out with the solution in respond to answer our assignment question. Without a doubt, if there is no teamwork in carry out this assignment, the assignment would not be successfully done.

5.4 Interpersonal skills

In this module, one of our assignments is presentation, where all of us were grouped in a three. The purpose of having this presentation is for us to experience the way of sharing the knowledge that we were further research on the topic we presenting. This also provided with the case law that relates to the topic. We also required presenting out our understanding and answering the question raised by classmates or lecture. Through this, I realized the importance of working as a team to deliver the message to the course-mate.

Conclusion, QS is a profession in the construction industry where to advice the client in term of monetary, quality and time. Therefore, before advising the client, it required analysis on the entire situation which accordance with the contract in order to have more precise advice to the client.

COST VALUE ENGINEERING (QSB 4214/QSB 4215)

1.0 Acknowledgement

Specially thank to Sr. Loo Seong King in assigning and guiding us throughout the project. He has given us this opportunity to produce Value Management report and helped us by giving us information on how to proceed in order to complete the project on time.

2.0 Module Synopsis

The module provides the history, background, theories, concepts and principles of value engineering / value management in decision making process. The module also introduces the idea of unnecessary cost and cost cutting exercise in the cost planning and control stage. It is then generally covers area of implementation of value engineering and the key person involved – the facilitator. The module concludes with a series of discussion on the problem and constraint in the implementation stage based on some significant case studies.

3.0 Module Teaching Objectives

The teaching objectives of the module are:
1. To create an understanding in general the value process, function analysis and team dynamics in the client’s value system.

2. To identify solutions to undertake value studies at different stage of a project.

3. To recommend a more collaborative effort towards the promotion and awareness of value management in Malaysian construction industry in an effort to achieve value for money invested.

4.0 Module Learning Outcomes (MLO)
1. Identify the appropriate time to carry out Value Engineering throughout different construction phases.

2. Recognize and recall the contribution of the value engineering/value management in the development process.

3. Apply the value management to a value outcome in the decision making process.

4.Analyse the cost and value implications of project scope and generate a Job-Plan for the implementation of Value Management workshop

5.0 Group Assignment 

In this assignment, we are required to select one project which is located at Kuching, Sarawak in order to apply Value Management in that particular project. So, we are required to proposed new design for the purpose of increase the function of the project and eliminate the unnecessary cost that acquired in the project. After we had come out with the new design with the stated action plan, functional analysis and cost analysis, we had actually compare between the original design and current design by scoring matrix in order to have a clear view on the viability of the propose plan. Throughout this project, I have realized that a leader in a group is very important, without a good leading and managing in group, this project might not be successfully organized and ended with an unexpected result. 



DEVELOPMENT ECONOMICS (QSB60303)

1.0 Acknowledgement

Specially thank to my lecturer, Sr. Dianne Kok Hui Wei for assigning and guiding us through the project. She has given us this opportunity to produce this report and helped us understand more on the related matter on Development Economics.

2.0 Module Synopsis

This module will introduce us to the development, roles and contribution of construction industry to national economy. It is initiated with the introduction of the process in a property development and factors that influence the development process. The subject also covers various techniques of development appraisal and source of finance available. It is then concluded with the important of market research to the overall development process and its impact of research to the development.

3.0 Module Teaching Objectives

The teaching objectives of the module are to:

1. To understand the basic principles of economics and its link to the real world of construction and to develop an understanding of the whole process of property development.

2. To enhance the understanding of the contribution of feasibility study in property development.

3. To understand the overall mechanism of the finance system in the construction industry


4.0 Module Learning Outcomes

1. Calculate the developer’s budget (i.e. total development cost and gross development value) during the initial development process.

2. Execute the Cost-benefit Analysis in the early stage of investment proposal and valuation system to help on decision making during the feasibility stage.

3. Classify various source of finance available in the construction industry and to outline the requirement in a quality market research. 

5.0 What I Have Gained in this Module:

5.1 Discipline Specific Knowledge

The knowledge that I have gained from classroom is then presented our group assignment in tutorial class.

5.2 Lifelong Learning

This module required me to be more independent and able to extract the information get from the QS profession. To complete this assignment, we are required to do Financial Appraisal to ensure the development is viable. 

5.3 Thinking and Problem Solving Skills

This can be learned throughout the tutorial questions provided, where we were required to solve the questions in front of the class. So it enable my course-mate to correct me when I did mistake during my tutorial.

In conclusion, we are going to work as Consultant team to advice our future Client. Hence, it is important for us to familiarize with the basic QS role and process before we step forward in real life working environment.
